March, 26 2010 saw a press-conference devoted to the opening of the Rechnoy shopping mall at metro station Rechnoy Vokzal. During the event Capital Group executives and partners talked about the implementation of the project.
In her opening speech, Valentina Stanovova, first vice-president of Capital Group, said: “It is the first project of that format to have ever been implemented by the company. The project builds on the company’s activities in the segment of retail real estate. Capital Group has plenty of experience in developing its own supermarket network Metromarket and in creating retail zones in multi-use complexes. This experience, as well as the excellent initial indicators of this project bear compelling witness to the fact that shopping malls have a promising future. Today, Capital Group plans to develop this segment and is willing to expand onto new markets.”
The Rechnoy shopping mall is a multi-functional complex that meets modern requirements. It has six floors including one underground and a 300 square meter car park. Its floor space totals 30 thousand square meters, with GLA amounting to 20 thousand square meters. In order to form a pool of tenants, it was decided to fill the existing gaps in the local recreation infrastructure. That was the reason why the tenant list included the Perekrestok supermarket chain, appliance store chain M-video, toy store chain Detskiy Mir and children’s entertainment centre Kosmik. On the overall, the complex houses over 80 shops (clothing, accessories, gifts, household supplies), restaurants and cafes: IL Patio, Planeta Sushi, Torro Grill, Tajin, Teremok, Kebab House etc.
Pyotr Isayev, head of the division for commercial real estate, took stock of the work accomplished within the project: “Unlike most of the recently opened huge shopping malls, the Rechnoy boasts low vacancy rates, over 90 percent of its floor space being occupied on the opening day. Capital Group always seeks to find the best way of responding to its customers’ needs, and this policy has proven its worth. We built a shopping and recreation centre that fills the city’s needs – we have built it where they need and the way they need it. It is the major prerequisite of the commercial success of this project. We have our tenants’ loyalty by consistently fulfilling our obligations and pursueing a reasonable long-term pricing policy.
A strong competitive edge of the project is its conducive geographical location. The Rechnoy multi-use complex lies at a large traffic intersection – Rechnoy vokzal metro station (a terminus of the Zamoskvoretskaya branch), a terminus of bus routes to the international airport Sheremetyevo and the cities of Khimki, Domodedovo, Kurkino, Zelenograd, Solnechnogorsk etc.

The Rechnoy shopping shopping and recreation centre has all chances for success. It is located in a densely populated district that has inadequate commercial infrastructure. The company used its good reputation, professionalism and observance of deadlines to create a reliable pool of tenants capable of filling customers’ needs. The list of anchor tenants includes supermarket Perekrestok, M-Video, toy store Detskiy Mir, children’s entertainment centre Kosmik, as well as a large restaurant yard.”
Opened in March 2010, the Rechnoy shopping mall is the first part of a larger project implemented by Capital Group that includes construction of a new traffic hub. In the future, the Rechnoy shopping and recreation centre is to comprise two buildings with a floor space of 117 thousand square meters. The buildings are to be linked by a passage and share one architectural design.
